Development, Montgomery Ward & Co., Inc., Chicago, Illinois.
Accomplishments: Negotiated take-back/remodel of retail store in Albuquerque, New Mexico resulting in cost-free, refurbished store and $1,000,000 payment to Ward; negotiated cost-free remodeling of Altoona, Pennsylvania store; generated $10,000,000 in license income. Manager of, and counselor to, a 36-member department, including direct reports from the Director of Asset Redeployment, Director of Business Ventures, and Manager of Property Management, responsible for: Asset Redeployment - a program to lease and redevelop 10,000 SF to 120,000 SF in each of 326 Montgomery Ward retail stores; Business Ventures -- a program of licensing from 150 SF to 5,000 SF (most frequently at 2,000 SF) of integrated retail space in each of 326 Montgomery Ward stores; and Property Management - responsible for rent disbursement and sublease income accounting, ensuring landlord compliance with maintenance obligations and other duties, exercising options and lease renewals, and ensuring proper response to estoppel requests and site change notices for 326 Montgomery Ward retail stores and supporting warehouse, computer, and product service facilities.

Accomplishments: Negotiated and developed single-class insurance policy which allowed for the financing of waste transfer facility in New Jersey and produced income of $1,000,000 for Ingram; prepared and closed the multi-million sale and concurrent purchase of newly sited corporate offices of Ingram; conducted mergers and acquisitions, negotiated, prepared and closed commercial real estate transactions as the prime real estate attorney for Ingram; negotiated, prepared and closed venture capital, and commercial loan transactions for the billion-dollar, diversified, privately held company.

Accomplishments: Negotiated, prepared and closed for $10,000,000 the purchase of improved real property in Greenville, South Carolina for the strategic roll-out of croissants for Sara Lee; negotiated, prepared, and closed the establishment of initial sites for Coach Leatherware's retail stores; conducted the merger and acquisition of Coastal Foods Corporation, one of the largest privately held corporations in the State of South Carolina; conducted mergers and acquisitions of businesses ranging from $10,000,000 to $80,000,000; prepared and closed real estate transactions involving the development of apartment, light industrial, office and retail developments as the prime real estate attorney for The Hanes Group.
